Background:

The Utilities Department has been leasing space at Reflections of Hidden Lake since April 2019, with the most recent least renewal starting May 01, 2025.  Due to unsatisfactory environmental conditions, department employees have been working in the Emergency Operations Center since February 02, 2026.  The County wrote to the landlord on November 19, 2025; December 05, 2025; January 28, 2026; and February 19, 2026, asking the landlord to remediate the premises. The landlord has not complied with the request, rendering the property untenantable. Section 11(a) of the lease allows the county to cancel the lease after thirty days of untenability and abate rental payments.

The proposed termination notice terminates the lease effective June 12, 2026.

Requested Action:

Staff requests the Board approve and authorize the County Manager to execute the Unilateral Termination of Reflections of Hidden Lake Utilities Department Lease.
