Background:
In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Final Plat for the Vasant Vatika Subdivision. The Final Plat contains thirty-seven (37) lots on 6.59 acres with a Planned Development Future Land Use designation and a PD (Planned Development) zoning classification. The PD permits a minimum lot size of 3,850 square feet and a maximum density of 5.61 dwelling units per net buildable acre.
All internal roads will be private to be owned and maintained by the Homeowner’s Association, and utilities will be provided by Seminole County.
On March 28, 2017, a Small Scale Future Land Use Amendment from Low Density Residential to Planned Development and Rezone from R-1A (Single-Family Dwelling) to PD (Planned Development) for the subject property was approved unanimously by the Board of County Commissioners. Districts 1, 2, 3, 4 and 5 voted AYE.
In accordance with Section 35.13 of the Seminole County Land Development Code (SCLDC) on November 1, 2023, the County’s Planning and Zoning Commission reviewed and unanimously approved the Preliminary Subdivision Plan for the Vasant Vatika Subdivision (F.K.A. Hindu Senior Living Community). The Final Engineering Plans were submitted in accordance with Section 35.44 of the SCLDC and were approved on March 17, 2025.
The Applicant has provided a performance bond to ensure the completion of the subdivision improvements.
The Final Plat meets all conditions stated in Development Order # 14-20500022, Developer’s Commitment Agreement # 22-20500021, and all applicable requirements of Chapter 35 of the SCLDC and Chapter 177, Florida Statutes.
