Background:

On September 23, 2014, the Board of County Commissioners approved the Third Amendment to Seminole County Health Department and Community Services Lease with Greater Properties, Inc. for 4,200 square feet of office space located at 132 Sausalito Boulevard in Casselberry, FL 32707.

On January 8, 2015, Greater Properties, Inc. assigned its interest in the Lease to J.A.B. Shopping Center II, LLC by an Assignment of Leases and Rents.

On February 16, 2015, the Board of County Commissioners approved the Fourth Amendment to the lease to reflect the new “Landlord” as provided in the Assignment of Leases and Rents. J.A.B. Shopping Center II, LLC sold the premises to Pyensa LLC on February 8, 2017.

On April 25, 2017, the Board of County Commissioners approved the Fifth Amendment to Seminole County Health Department and Community Services Lease which amended the “Landlord” to reflect the Assignee as provided in the Assignment of Leases and Rents. First Renewal and Sixth Amendment renewed the lease for a period of one (1) year, as provided in the lease agreement, from March 1, 2018 to February 28, 2019. Second Renewal and Seventh Amendment renewed the lease for a period of one (1) year, as provided in the lease agreement, from March 1, 2019 to February 28, 2020. Final Renewal and Eight Amendment renewed the lease for a period of one (1) year from February 29, 2020 to February 28, 2021.

On February 23, 2021, the Board approved the Ninth Amendment which extended the agreement through February 29, 2024 with an option to renew, upon the same terms and conditions, for three (3) successive periods of one (1) year each. On February 13, 2024, the Board approved the Fourth Renewal and Tenth Amendment which renewed the agreement through February 28, 2025, with an option to renew, upon the same terms and conditions, for two (2) successive period of one (1) year each.

The proposed Fifth Renewal and Eleventh Amendment renews the lease for the second (2nd) year out of three (3) one (1) year renewals. The lease is set to expire on February 28, 2026.

The lease rate is set to increase on March 1, 2025, by 2.9% as per June CPI Index which results in a new monthly rent of $5,057.50. The Landlord continues to pay for all maintenance needs for the space except for janitorial services, utilities and phone.

Requested Action:

Staff requests the Board approve and authorize the Chairman to execute the Fifth Renewal and Eleventh Amendment of the Seminole County Health Department Lease.
