Background:
In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Minor Plat for the Mata’s Farm Subdivision. The plat contains three (3) lots on 4.8 acres. The subject site has a Suburban Estates Future Land Use designation and an A-1 (Agriculture) zoning classification with a minimum lot size of one (1) acre and a maximum density of one (1) dwelling unit per net buildable acre. The proposed subdivision is a reconfiguration of three (3) lots to allow access to the rear property. All lots will have direct access onto Orange Boulevard.
The development is located within the Seminole County Utility Service Area and will be required to connect to potable water service. Since Seminole County does not have any gravity sanitary sewer lines nearby, an onsite septic system can be installed for each lot. The proposed plat does not require a performance bond because infrastructure is not being proposed.
The minor plat meets the criteria of Section 35.122 SCLDC, as well as all applicable requirements of Chapter 35 of the SCLDC and Chapter 177, Florida Statutes.
