Background:

In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Final Plat for the Bradbury Estates Subdivision. The plat contains eighteen (18) lots on 6.65 acres. The subject site has a Low Density Residential Future Land Use designation and zoning classification of R-1A (Single Family Dwelling) with a minimum lot size of 9,000 square feet and a maximum density of four (4) dwelling units per net buildable acre. The subdivision proposes 2.71 dwelling units per acre.

All internal roads will be public, which will be owned and maintained by Seminole County.

On October 10, 2023, a Rezone from A-1 (Agriculture) to R-1A (Single Family Dwelling) for the subject property was approved unanimously by the Board of County Commissioners.

In accordance with Section 35.13 of the Seminole County Land Development Code (SCLDC), on December 6, 2023, Seminole County’s Planning and Zoning Commission reviewed and approved the Preliminary Subdivision Plan for the Bradbury Estates Subdivision. The Final Engineering Plans were submitted in accordance with Section 35.44 of the SCLDC and were approved on April 2, 2024.

The subject property is located in the City of Sanford’s utility service area and is required to connect to public utilities.

The Applicant has provided a Performance Bond to ensure the completion of the subdivision improvements.

The plat meets all applicable requirements of Chapter 35 of the SCLDC and Chapter 177 of the Florida Statutes. 

Requested Action:

Staff requests the Board of County Commissioners approve the Final Plat for the Bradbury Estates Subdivision containing eighteen (18) lots on approximately 6.65 acres zoned R-1A (Single-Family Dwelling), located on the west side of N Ronald Reagan Boulevard, north of Rooster Court.
