Background:

In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Final Plat for the Carneal’s Addition to Chuluota Subdivision.

The Final Plat contains one (1) single-family residential lot on 16.07 acres with a Rural 5 Future Land Use designation and R-5 (Rural) zoning which allows a maximum density of one (1) dwelling unit per five (5) net buildable acres with a minimum lot size of five (5) acres and a minimum lot width of 150 feet.

The site contains approximately 0.04 acres of wetlands and is located within the Econlockahatchee River Protection Area Overlay which requires a twenty-five (25) foot minimum and a fifty (50) foot overall average wetland buffer around wetlands. The wetlands will be placed in a conservation easement via the Final Plat that will be owned and maintained by the homeowner.

The existing parcel was subdivided without Seminole County approval; therefore, approval of a Final Plat is required to legalize the parcel.

The lot has direct access onto Lake Mills Road.  The property is located within the Rural Boundary of Seminole County and will utilize well and septic for water and wastewater. 

The Final Plat does not require a Performance Bond because additional infrastructure is not proposed.

This Final Plat meets all applicable criteria of Section 35.14 of the SCLDC, as well as all applicable requirements of Chapter 35 of the SCLDC and Chapter 177, Florida Statutes.

Staff requests approval of the Final Plat for the Carneal’s Addition to Chuluota Subdivision containing one (1) lot on 16.07 acres zoned A-5 (Rural), located on the east side of Lake Mills Road, approximately one (1) mile north of Curryville Road.
