Background:

The applicant is requesting approval of the Seminole Crossing West at SR 46 Preliminary Subdivision Plan (PSP). The future land use of the subject property is Higher Intensity Planned Development Target Industry, which allows a maximum Floor Area Ratio (F.A.R.) of 1.5.

The PSP proposes two (2) commercial lots on 5.18 acres. Lot 1 consists of 2.19 acres and Lot 2 consists of 0.81 acres, for the development of two (2) drive-thru restaurants. Tract A consists of 2.172 acres designated for conservation and compensating storage due to the presence of approximately 3.63 acres of floodplain.

Seminole County is the utility provider for water and sewer. 

The PSP complies with all the conditions of the Seminole Crossing West at SR 46 PD Final Development Plan, Developer’s Commitment Agreement, and Chapter 35 of the Seminole County Land Development Code. 

Requested Action:

Staff requests the Planning and Zoning Commission approve the proposed Preliminary Subdivision Plan as per the following motion:

Based on Staff’s findings and the testimony and evidence received at the hearing, the Planning and Zoning Commission finds the request meets the identified portions of the Seminole County Land Development Code for the Seminole Crossing West at SR 46 Subdivision containing two (2) commercial lots on 5.18 acres zoned PD (Planned Development) located on the north side of E SR 46, approximately 1,500 feet east of Interstate-4.
