Background:

On October 28, 1992, the Board of County Commissioners approved the Agreement with Orange County and University of Central Florida for a lease of the land owned by University of Central Florida. The lease inception date was February 24, 1993 for a thirty (30) year term with the maturity date of February 24, 2023. On February 21, 2023, The Board of County Commissioners approved the First Renewal and Amendment which renewed the agreement for a twenty (20) year term with the maturity date of February 24, 2043. The insurance provision was updated per Risk Management. The Agreement may be renewed for an additional twenty (20) year terms upon mutual agreement of Seminole, Orange and the University of Central Florida. Seminole County and Orange County agreed to construct a fire station for the joint use of the fire station site and classroom facility (now known as the Auxiliary Building) for the use by Orange County, Seminole County, and the University of Central Florida. The facility was completed in 2000 and is currently known as Fire Station 65 located at 4999 North Orion Blvd, Orlando, FL 32816 containing about 7,300 square feet.

The proposed Amended and Restated Ground Lease Agreement amends Section 4 of the agreement, Auxiliary Building, to allow for the building to be repurposed as a satellite police station used by the University of Central Florida. The University will be responsible for all expenses related to the use of the building. The University further agrees to pay one dollar ($1.00) per year for the use of the building.

The County may terminate the lease at any time upon six (6) months’ notice to the other parties.

Requested Action:
