Background:
In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Final Plat for the CBK Development Subdivision. The plat contains two (2) commercial lots on approximately 22.96 acres. The subject site has an Industrial Future Land Use designation with C-3 (Heavy Commercial & Very Light Industrial) and PD (Planned Development) zoning classifications. Lot 1 of the proposed plat is included in the “cure plan” for the Orange Boulevard Capital Improvement Project and will be acquired by Seminole County and then conveyed to the La Mesa RV Center dealership adjacent to the east of the subject site.
The development is located within the Seminole County utility service area and will be required to connect to public utilities for water and sewer.
The internal road will be privately owned and maintained by the Property Owner’s Association.
On April 23, 2024, the Board of County Commissioners approved a Rezone from A-1 (Agriculture) and PD (Planned Development) to C-3 (Heavy Commercial & Very Light Industrial) on approximately 5.14 acres of the 22.96-acre site. Districts 1, 2, 3, 4 and 5 voted AYE.
The plat meets all applicable requirements of Chapter 35 of the LDCSC and Chapter 177, Florida Statutes.
