Background:
On June 11, 2024, the Board of County Commissioners approved the Lease Agreement between Seminole County and A & Z Ventures, LLC for use by Florida Department of Health - Seminole County - for 4,320 square feet of office space at 534 West Lake Mary Blvd, Sanford, FL 32773 within the Reflections Plaza. During the same board meeting the Board also approved the Memo of Understanding between Seminole County and Florida Department of Health for the use of the office space. The office space is to be utilized by the EPI/Investigation Department and other public health-related initiatives. Current rent is $5,562.00 monthly or $66,744.00 annually.
On January 22, 2025, County Manager received a notice from Dr. Ethan Johnson of the Florida Department of Health, notifying County of the intent to terminate the Memo of Understanding between Seminole County and Florida Department of Health for the use of Reflections Building, Suite 534 effective January 25, 2025, due to funding restrictions by State of Florida.
The proposed Notice to Terminate Lease Agreement between Seminole County and A & Z Ventures, LLC is effective retroactively on January 30, 2025, at which time Seminole County provided an e-mailed notice to A & Z Ventures, LLC of the intent to terminate the lease as per Section 17 of the agreement. Due to State of Florida funding reductions, County provided a notice to terminate lease with an Early Termination Date of February 28, 2025, with the last month’s rent payable on or before February 10, 2025.
Requested Action:
Staff requests the Board approve and authorize the County Manager to execute the Notice to Terminate Lease Agreement between Seminole County and A & Z Ventures, LLC.
