Background:

In accordance with Section 35.152 of the Land Development Code of Seminole County (LDCSC), the Applicant is requesting Board approval of the Final Plat for the Riverbank Place Subdivision. The plat contains sixty-one (61) lots on sixty-four (64) acres with a Planned Development Future Land Use designation and a PD (Planned Development) zoning classification. The Riverbank PD (FKA River’s Edge) permits a minimum lot size of 5,500 square feet, with a maximum density of 3.19 dwelling units per net buildable acre.

The internal road will be publicly owned and maintained by Seminole County. Water and sewer will be provided by the City of Sanford. 

On August 10, 2021, the River’s Edge Large Scale Future Land Use Map Amendment and PD Rezone were approved by the Board of County Commissioners. Districts 1, 2, 3, and 5 voted AYE. District 4 voted NAY.

In accordance with Section 35.13 of the Land Development Code of Seminole County (LDCSC), on December 1, 2021, the County’s Planning and Zoning Commission reviewed and approved the Preliminary Subdivision Plan for the Riverbank Place subdivision. The Final Engineering plans were submitted in accordance with Section 35.44 of the LDCSC and were approved on December 19, 2022.

The Applicant has provided a Performance Bond to ensure the completion of the subdivision improvements.

The plat meets all applicable requirements of the River’s Edge Development Order, Chapter 35 of the LDCSC and Chapter 177, Florida Statutes. 

Requested Action:

Staff requests that the Board approve the plat for the Riverbank Place subdivision, which contains sixty-one (61) lots on sixty-four (64) acres zoned PD (Planned Development). The subdivision is located on the east side of E Lake Mary Boulevard, approximately ½ miles north of S.R. 46.
