Background:
In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Green Turtle Estates Subdivision. The plat contains two (2) lots on approximately 10.08 acres. The subject site has a Rural-5 Future Land Use designation and an A-5 (Rural) zoning classification allowing a maximum density of one (1) dwelling unit per five (5) net buildable acres. The two (2) newly created lots meet the minimum lot size of five (5) acres with a minimum lot width at building line of 150 feet.
The subject property is located within the Rural Boundary of Seminole County and will utilize a well and a septic system.
The development does not have direct access onto Old Geneva Rd; therefore, access will be via a private access easement known as Green Turtle Ct.
Additional infrastructure improvements are not proposed; therefore, a Performance Bond is not required.
The subject property was previously platted in 1914 as the Sampson City Plat, recorded in Plat Book 2, Page 59, of the public records of Seminole County, Florida. The Plat contained substandard streets and seventy-five (75) foot wide substandard lots that do not meet minimum zoning requirements. In 2021, the property owner petitioned the County to vacate and abandoned the plat, and on January 11, 2022, the Board of County Commissioners unanimously adopted a resolution to vacate the plat.
Districts 1, 2, 3, 4, and 5 voted AYE.
The plat meets all applicable requirements of Chapter 35 of the SCLDC and Chapter 177, Florida Statutes.
