Background:
In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Final Plat for the Lake Irish Estates Replat Subdivision. The plat contains ten (10) lots on approximately twenty-five (25) acres. The subject site has a Suburban Estates Future Land Use designation and an A-1 (Agriculture) zoning classification with a minimum lot size of one (1) acre and a maximum density of one (1) dwelling unit per net buildable acre.
The development is located within the Seminole County utility service area and will be required to connect to public utilities for water. Sewer lines are currently not available for connection; therefore, each lot will utilize an enhanced nutrient reducing onsite septic system for waste water.
The internal road will be privately owned and maintained by the Homeowner’s Association.
The Applicant has provided a performance bond to ensure the completion of the subdivision improvements.
In accordance with Section 35.13 of the Land Development Code of Seminole County (LDCSC), on January 9, 2013, the County’s Planning and Zoning Commission reviewed and approved the Preliminary Subdivision Plan for the Lake Irish Estates subdivision. The Final Engineering plans were submitted in accordance with Section 35.44 of the LDCSC and were originally approved on September 19, 2014; however, the plans expired prior to the submittal and approval of the Final Plat. The Applicant was required to resubmit Final Engineering plans for review and those plans were approved on February 15, 2024.
The Applicant has provided a Performance Bond to ensure the completion of the subdivision improvements.
The plat meets all applicable requirements of Chapter 35 of the LDCSC and Chapter 177, Florida Statutes.
