Background:
In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Final Plat for the Via Foresta Subdivision. The plat contains eight (8) lots on approximately 4.3 acres. The subject site has a Low Density Residential Future Land Use designation and an R-1A (Single Family Dwelling) zoning classification with a minimum lot size of 9,000 square feet and a maximum density of four (4) dwelling units per net buildable acre.
The development is located within the Seminole County utility service area and will be required to connect to public utilities for water and sewer.
The internal road will be privately owned and maintained by the Homeowner’s Association. The infrastructure has been completed and the Applicant has provided a Maintenance Bond.
In accordance with Section 35.13 of the Land Development Code of Seminole County (LDCSC), on September 4, 2019, the County’s Planning and Zoning Commission reviewed and approved the Preliminary Subdivision Plan for the Via Foresta subdivision. The Final Engineering plans were submitted in accordance with Section 35.44 of the LDCSC and approved on June 10, 2022.
The plat meets all applicable requirements of Chapter 35 of the LDCSC and Chapter 177, Florida Statutes.
