Background:

In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Replat for the Shoppes at Sweetwater Subdivision. The Final Plat contains three (3) commercial lots on 9.73 acres. The subject site has a Planned Development Future Land Use designation and a PD (Planned Development) zoning classification. The purpose of the proposed replat is to include additional property and reconfigure the western portion of the property.

A Large Scale Future Land Use Amendment and Rezone was approved by the Board of County Commissioners on July 25, 1972.

The original Final Plat was approved for the subject property on June 1, 1982, and the Final Engineering Plans were submitted in accordance with SCLDC and was approved on July 9, 1982.

The property is located within the Sunshine Water Services area. The proposed plat does not require a performance bond because infrastructure is not proposed.

The Final Plat meets all conditions stated in the Developer’s Commitment Agreement and all applicable requirements of Chapter 35 of the SCLDC and Chapter 177, Florida Statutes.
