Background:
In accordance with Section 35.152 of the Seminole County Land Development Code (SCLDC), the Applicant is requesting Board approval of the Final Plat for the Guava Hole Farms Subdivision. The plat contains one (1) lot on 26.4 acres. The subject site has a Rural-5 Future Land Use designation with a maximum density of one (1) dwelling unit per five (5) net buildable acres, and an A-5 (Rural) zoning classification with a minimum lot size of five (5) acres. The purpose of the proposed subdivision is to officialize the illegally subdivided property to allow development in compliance with the A-5 zoning classification.
The property does contain wetlands and floodplain; however, the site retains a net buildable acreage in compliance with the minimum five (5) acre requirement. To allow for the mitigation of wetlands and compensating storage if needed, all post development wetlands and floodplain will be placed into a conservation easement via a separate legal instrument approved by the County, and recorded in the public records of Seminole County prior to the issuance of a building permit.
The property is located within the Lake Harney Water Association Utility Service Area and is connected to public utilities for water, a septic system will be utilized for wastewater. The proposed plat does not require a performance bond because infrastructure is not proposed.
The plat meets the criteria of Section 35.44 SCLDC, as well as all applicable requirements of Chapter 35 of the SCLDC and Chapter 177, Florida Statutes.
