Background:

The Applicant is requesting approval of the Reagan Center Subdivision Preliminary Subdivision Plan (PSP). The subject property has a Planned Development Future Land Use designation which allows a maximum Floor Area Ratio (F.A.R.) of 0.95, and a maximum density of twenty-five multi-family dwelling units per net buildable acre for a maximum of 1,003 units.

The PSP proposes six (6) commercial lots on 110 acres permitting professional and medical office, commercial, multi-family, and senior living continuum of care consisting of assisted living and independent living. 

The PSP complies with all the conditions of the Reagan Center PD Master Development Plan, Development Order, and Chapter 35 of the Seminole County Land Development Code. 

All internal roads will be private and Seminole County is the utility provider for water and sewer.

The Developer will be required to enter into a Utility Agreement for the design and construction of the system capacity improvements at time of Site Plan review of each phase of development.
