Background:
On April 23, 2019, the Board of County Commissioners approved the Reflections of Hidden Lake Environmental Services Department Lease which established a new lease for a period of five (5) years starting May 1, 2019, through April 30, 2024, with no renewal options. Leased office space contains 11,582 square feet located at 500 West Lake Mary Blvd, Sanford, FL 32773.
On August 13, 2019, the Board of County Commissioners approved the First Amendment to Reflections of Hidden Lake Environmental Services Department Lease which added a fire clause to Section 11 as per Risk Management requirements.
On February 13, 2024, the Board of County Commissioners approved the Second Amendment which updated any references from Environmental Services Department to Utilities Department as per organizational changes. The lease was extended for a period of one (1) year from May 1, 2024, to April 30, 2025.
The proposed Third Amendment to Reflections of Hidden Lake Utilities Department Lease further extends the lease for an additional two (2) year period from May 1, 2025, to April 30, 2027, with no renewal options. Commencing May 1, 2025, the new monthly rent will be $15,925.25 or $191,103 annually. This reflects an increase of $5,790.96 yearly or $482.58 monthly. The County can terminate the lease with a 90 days’ written notice. Section 11 (a) of the lease agreement, titled Fire Clause, was corrected for a scrivener’s error as per Risk Management’s request. The Landlord continues to pay for all the maintenance, repairs, utilities, garbage service, pest control service and janitorial services (Monday through Friday).
