Background:
On November 10, 2009, the Board of County Commissioners approved the lease agreement with Friends of the Library of Seminole County, Florida, Inc. for 2,378 square feet of space within the existing Central Branch Library to be used as a bookstore, as indicated in Exhibit “A” of the original lease. The term commenced on November 11, 2009, and matured on November 10, 2019. Upon mutual agreement of the County and the Tenant, the Lease may be renewed for two (2) additional periods of five (5) years each. On September 10, 2019, the Board of County Commissioners approved the First Renewal and First Amendment to the lease which renewed the lease for five (5) years from November 11, 2019, to November 10, 2024.
The proposed Second Renewal and Second Amendment renew the lease for the final five (5) years from November 11, 2024, to November 10, 2029. Annual rent is one dollar ($1.00). The insurance requirements have been updated in the attached Exhibit “C” as per Risk Management’s direction. The County or the Tenant may terminate the lease upon thirty (30) days’ notice.
