Background:
This parcel (No. 1-841) has been identified as being needed for a drainage easement necessary for the County’s Midway Drainage Improvement Project. The owner (KJB1914, LLC / Tax ID No. 32-19-31-509-0000-0100) of the property located at 2970 Dixon Avenue on the north side of Dixon Avenue, approximately 315± feet (0.06 miles) west of Sipes Avenue, in Sanford, Florida, has agreed to sell and convey this drainage easement to Seminole County for the sum of $7,570.00, inclusive of all fees and costs.
The parent property is improved with a single-family residence and ancillary improvements and consists of 0.12± acres of land. The County’s valuation of this acquisition is $2,400.00, a portion of which includes the cost to cure to make the owner whole. The County’s incentivized offer amount was $4,570.00. After it was discovered that a tree to be removed as part of the project was not within the right-of-way but was on the owner’s property, the offer was amended to $7,570.00 for compensation for the tree, which was accepted by the owner, inclusive of all fees and costs.
